Residential Inspections

A residential home inspection can help home buyers identify whether any major repairs are necessary for the property they are looking to purchase. Often the inspection will show some regular maintenance needs for the home, but ultimately provides a thorough understanding of the home’s condition prior to purchasing it.

While it is possible to opt out of getting a whole home inspection, this is not a risk most homeowners or future homeowners should take. Through a home inspection, you gain valuable insight about the home, potential repairs required in the future, and what maintenance items need to be completed prior to a sale. Conducting a proper and thorough residential home inspection can help you negotiate on the final price of the home or identify items you want the seller to fix. This can help you avoid investing in a potential money pit.

Residential Home Radon Testing

Many buyers who choose to conduct a residential home inspection will also opt to include radon testing. Radon is a radioactive gas that can get trapped in a property and cause lung cancer over time if left unchecked. A common misnomer is that a radon test is only necessary for homes with basements or crawl spaces. This is false. Radon can enter a home through other pathways.

If you are currently a homeowner, a radon test is also a good test to have done regularly every two years to protect the health and well-being of yourself and those living with you.

Residential Home Water Testing

A proper water test conducted by our home inspectors will check to see if the water is free of harmful bacteria or other contaminants that can make you sick.

Water testing is crucial to the home-buying process (you will be drinking this water if you decide to purchase the home). As a homeowner, it’s important to have a water test done by a home inspector once every three years to ensure the water you are drinking is safe to consume.

Our residential home inspection team is proud to provide many different water testing packages to work for your home.

Wood-Destroying Insects Inspection for Home

ARTI Home Inspections LLC also provides wood-destroying insect inspections. These inspections include the examination of your home’s structure to identify any visual signs that wood in the home is being destroyed by insects.

As a potential home buyer, you want to ensure the home you are going to buy doesn’t have any serious structural damage. As a homeowner, not catching these issues quickly can result in thousands of dollars worth of damage to your home’s structure.

Real Estate Pre-Listing Inspection

When a seller wants to sell their home fast, they may consider having a pre-listing inspection done. This can help gain confidence in the home and lets a potential buyer know ahead of time what major problems, if any, are found inside the home.

If you are currently looking at listing your home, our pre-listing inspections will provide you with a way to learn about potential issues in the home and get them fixed ahead of time. This can avoid potential lost time or the risk of the deal falling through due to property issues. .

Having a thorough pre-listing home inspection report completed by a trusted ASHI certified home inspector can also play a major role in combating a buyer who attempts to use inaccurate property condition data to negotiate a lower price.

Finally a pre-listing inspection can often serve as a great marketing tool to provide to all of your potential buyers.

If you are considering selling your residential property in Montgomery, Philadelphia, Berks, Bucks, Delaware, Lehigh Valley, or Chester county, we advise investing in a pre-listing home inspection.

Our Inspection Fees

We work hard to provide fair and transparent pricing to all of our customers so they know what to expect from us from the start. However, since each property is unique, even residential ones, we base our fees on each, specific residential property.

Factors include age, location, size, and special features for the home when estimating a residential home inspection. This helps us estimate the amount of time we’ll need to complete the inspection and provide the accurate results our homebuyers are looking for.

Purchasing a home can be expensive, and it is not uncommon for homebuyers to try to reduce their costs when in home-buying mode. While this may seem like a good idea in the short term, choosing a low cost inspector could mean missed issues that eventually lead to long-term expensive repairs for years to come. Remember that if something is not found and breaks later, it is your responsibility to pay for it after the purchase.

Interested in working with us for your residential home inspection? Take a look at some of our fees below:

  • Home inspections: A basic home inspection with us costs a minimum of $395 (depending on the home). We also offer a repair estimates report for $50.
  • Wood destroying insect inspections: If you include this with the home inspection, it will cost $125. Without a home inspection, the price is $175.
  • Radon Tests: Our radon tests can help keep your home safe. We offer this test for $175 for homebuyers who purchase our home inspection at the same time. For a separate radon test, the cost is $200.
  • FHA Water Tests: To make sure that your water is safe to drink, an FHA water test is a great option. We provide this service during our inspections for $175.

In some cases, our customers need us to come provide them with consulting on a specific issue within the home. When this happens, we charge a flat rate of $175 an hour ($150/hr for previous clients).

Special rates apply for multi-family properties and typically start around $550.
